River House: Redefining Riverside Living in Thailand

Nestled along the scenic bend of the Chao Phraya River in Pathum Thani, River House by Office AT stands as a testament to modern residential architecture, blending luxury, functionality, and breathtaking natural vistas.

River House, designed by Office AT, is a striking three-story residence that reimagines family living on the banks of Thailand’s largest river. Spanning 4,500 square meters on a 24,316-square-meter plot, the property is meticulously oriented to capture panoramic river views while optimizing comfort for Southeast Asia’s tropical climate. The design’s open-plan concept, with expansive sliding doors and a seamless connection between indoor and outdoor spaces, allows residents to fully immerse themselves in the tranquil riverside environment.

Functionality is at the heart of River House. The ground floor is dedicated to service and recreation, featuring amenities such as a fitness area, table tennis room, badminton court, golf simulator, and indoor parking for supercars. This level also incorporates future expansion zones, including a riverside pavilion and soccer field, ensuring adaptability for evolving family needs. The main living and dining area, located on the second floor, is designed to host up to 50 guests, making it ideal for gatherings and celebrations. Here, strategically placed columns support a remarkable 12-meter cantilever, enabling a column-free space that opens up to a terrace and infinity pool with uninterrupted river views.

Private quarters are thoughtfully arranged on the third floor, with five bedrooms for children and a master suite overlooking the river. Skylights throughout the upper levels infuse the interiors with natural light, creating a bright and airy atmosphere. The entire residence is accessible via a private lift and staircase, ensuring both convenience and privacy for all occupants.

Structural innovation is a defining feature of River House. To achieve the expansive, column-free living area, Office AT employed a concealed concrete truss integrated within the walls between the third-floor bedrooms. This engineering solution supports the long cantilever, eliminating the need for columns near the riverfront and preserving the integrity of the open-plan design. The lightweight structure enhances both the aesthetic and functional qualities of the home, allowing for unobstructed enjoyment of the river’s sweeping vistas.

Environmental considerations played a crucial role in the design process. The house is oriented along an east-west axis, with its narrow sides facing the sun to minimize heat gain. Opaque walls on the west side further reduce solar exposure, enhancing energy efficiency and maintaining a comfortable indoor climate. Extensive research into user activities informed the spatial planning, ensuring the residence accommodates diverse family and guest needs with ease.

River House by Office AT has garnered international acclaim, earning the Silver A' Design Award in 2025 for its exceptional blend of technical expertise, artistic vision, and innovative structural solutions. The project stands as a model of contemporary riverside living, offering a harmonious balance of luxury, versatility, and connection to nature.
