M1 and M2 Towers Redefine Mississauga’s Skyline

Innovative geometry and green spaces set new standards in urban living.

M1 and M2, designed by Babak Eslahjou of CORE Architects Inc., stand as transformative residential towers in Mississauga, Canada, blending architectural innovation with a focus on community and sustainability.

Located at the heart of Mississauga’s emerging urban center, the M1 and M2 towers are envisioned as the tallest structures within the M City development. Their striking undulating forms, achieved through a series of twisted horizontal bands, establish a distinctive silhouette that reimagines the city’s skyline. This bold approach to geometry not only creates visual impact but also enhances the livability of each residential unit, setting a new benchmark for high-density living in the region.

The design’s ingenuity lies in its unique floor plate rotation system. Seven distinct floor plate shapes, ranging from rectangles to skewed forms, are stacked with each corner shifting over one meter from the plate below. This method, supported by short shear walls that ‘walk’ with the skewing, enables the towers to achieve their iconic appearance without compromising the functionality or comfort of the interior spaces. Unlike many sculptural towers, M1 and M2 maintain efficient room layouts, ensuring that aesthetics do not come at the expense of resident well-being.

The podiums of both towers feature prismatic shapes defined by faceted glass walls, complemented by rooftop amenity spaces and green roofs. These elements contribute to a vibrant pedestrian environment, with bold paving patterns, contrasting textures, and dynamic landscaping. The ground level is thoughtfully designed with high-quality street furniture and boulevard lighting, enhancing the public realm and supporting a variety of urban commercial and leisure activities.

Central to the project’s philosophy is the reintroduction of green space into the urban fabric. Generous outdoor amenities, including a south-facing terrace carved from the podium, provide residents with access to nature both at ground level and above. This approach aligns with contemporary urban planning principles that prioritize walkability, livability, and a strong sense of community.

M1 and M2 collectively offer over 1.3 million square feet of residential space across 123 stories, housing more than 1,570 units. The towers serve as a dramatic eastern gateway to Mississauga’s city center, embodying the ambition to deliver a world-class urban experience. Their completion in 2024 marks a significant milestone in the city’s evolution, and their recognition with the Silver A' Design Award in 2025 underscores their excellence in architectural innovation and urban design.
