Located on the picturesque shores of Lake Ohrid, the original Youth Union Summer Retreat stands as a testament to mid-century modernism and the vision of architect Boris Chipan. Completed in 1955, this minimalist cube was the region’s first tourism facility, embodying modernist ideals with its clean lines and subtle local influences. The building’s transformation into a Nautical Club marks a significant chapter in Ohrid’s architectural narrative, honoring its history while embracing contemporary design sensibilities.
The renovation by JQYY distinguishes itself through a sensitive blend of preservation and innovation. Non-original elements have been carefully removed, and traditional brick walls replaced with glass blocks, creating a translucent façade that invites natural light and offers a modern aesthetic. Historical footprints, such as the outline of a former bar, are subtly marked with unique paving patterns, allowing visitors to sense the layered history beneath their feet. This approach fosters a dialogue between memory and modernity, ensuring the building’s legacy endures.
Two new cubic volumes have been added adjacent to the original structure, unified beneath a sweeping canopy that covers 3,000 square meters. This architectural gesture not only provides shelter but also weaves together the old and new, creating intimate spaces and a dynamic interplay of light and shadow. The canopy’s alignment with the neighborhood’s grid system symbolically extends the urban fabric to the waterfront, enhancing the site’s connection to its surroundings.
Steel construction underpins the new additions, delivering both structural efficiency and a sense of lightness. The introduction of curvilinear forms contrasts with the original building’s rigidity, softening the overall composition and enhancing spatial fluidity. The design’s technical specifications reflect a careful balance: the original and new footprints each measure 300 square meters, with the expansive canopy serving as a unifying element that elevates the visitor experience.
JQYY’s intervention addresses the challenge of respecting historical integrity while meeting contemporary needs. By preserving key architectural elements and introducing innovative features, the project revitalizes a cherished landmark and fosters a renewed connection between the site and the local community. As a result, the Nautical Club stands as a model for adaptive reuse, blending heritage and innovation to create a vibrant destination on Ohrid’s waterfront.
This award-winning project not only celebrates Boris Chipan’s architectural legacy but also sets a precedent for future renovations that honor history while embracing the possibilities of modern design.
