Pine to Sea stands as a pioneering eco-hotel and landscape masterplan, designed to restore the delicate balance between tourism and ecological preservation in Lignano Pinewood. Inspired by the urgent need to protect and rejuvenate coastal ecosystems, the project seamlessly integrates hospitality with environmental stewardship. Elevated cabins, floating walkways, and reforested wetlands create a sanctuary where guests experience nature intimately while leaving a minimal footprint.
The design’s uniqueness lies in its holistic approach to sustainability. Elevated steel foundations and lightweight timber construction minimize site disturbance, allowing the pine forest and wetlands to thrive. Modular prefabrication ensures efficient assembly and adaptability, while adaptive reuse of existing infrastructure reduces waste. The masterplan, spanning 12,000 square meters, incorporates rainwater harvesting, passive ventilation, and solar energy systems, resulting in a low-carbon, resilient retreat.
Technological innovation is central to Pine to Sea’s realization. Digital terrain analysis and parametric modeling guided the placement of structures, optimizing biodiversity and minimizing environmental impact. Bio-based insulation and permeable surfaces further enhance sustainability, while water-sensitive design supports wetland regeneration. These strategies collectively enable the project to serve as a model for eco-tourism in sensitive environments.
Guest interaction with the landscape is thoughtfully curated. Elevated walkways and floating cabins immerse visitors in the pinewood, providing panoramic views and fostering a deep connection with the ecosystem. Observation decks and reforested trails invite exploration and ecological awareness, while the design’s commitment to biodiversity conservation ensures that tourism supports, rather than threatens, the local habitat.
Pine to Sea’s development was shaped by rigorous research and interdisciplinary collaboration. GIS mapping, ecological surveys, and case studies informed every aspect, from forest regeneration to visitor behavior. The project overcame significant challenges, including strict zoning restrictions and limited reforestation data, ultimately redefining hospitality by merging conservation with immersive tourism experiences.
Recognized with a Bronze A' City Planning and Urban Design Award in 2025, Pine to Sea exemplifies how art, science, and design can converge to enhance quality of life and protect the planet. This project not only preserves the unique character of Lignano Pinewood but also inspires a new era of responsible travel and environmental engagement.
