Distinct from conventional developments, The Boomerang Athens is set to achieve LEED Gold certification and net-zero energy status. Smart home systems, innovative ventilation solutions, and high-performance materials position the residence as a new standard-bearer for sustainable high-end real estate in Athens.

Technological innovation is at the core of the project’s realization. Parametric modeling, energy simulations, and LEED-certified methodologies were employed to optimize efficiency. The structure features high-performance insulation, thermally broken aluminum windows, and Rehau underfloor heating for passive energy savings. KNX automation seamlessly manages HVAC, lighting, and security, while sustainable materials such as low-VOC finishes and photovoltaic-integrated pergolas enhance both performance and aesthetics.

The residence spans 425 square meters across four levels, with ceiling heights designed to maximize natural light and ventilation. Triple-glazed, thermally insulated windows, underfloor heating, and a VRV air-conditioning system contribute to superior indoor climate control. The rooftop pool, equipped with a high-efficiency heat pump, and expansive outdoor spaces foster a harmonious indoor-outdoor experience, further blurring the boundaries between nature and architecture.

Located adjacent to the future Double Regeneration Metropolitan Park, The Boomerang Athens offers unobstructed views, urban cooling, and direct access to green spaces. The project’s comprehensive research and innovative approach have overcome significant challenges, including retrofitting an existing structure to meet strict LEED standards and shifting perceptions of luxury toward a more sustainable future. The design’s success is underscored by its recognition with the Iron A' Design Award in 2025, celebrating its practical, innovative, and industry-leading qualities.
