Traeckaja 25: Modern Brickwork in Historic Hrodna

Contemporary architecture harmonizes with heritage in Grodno’s city center

Traeckaja 25, designed by Viktar Varabei, reimagines traditional brick architecture within the historic heart of Hrodna, Belarus, blending modern sensibilities with respect for the city’s urban fabric.

Designing new structures in historic city centers presents a unique challenge, where innovation must coexist with cherished heritage. Traeckaja 25 stands as a testament to this delicate balance, drawing inspiration from Grodno’s classic brick buildings while introducing a fresh, contemporary perspective. The building’s concept avoids imitation, instead offering a modern reinterpretation that aligns with the city’s architectural traditions and strict height regulations.

Proportional harmony defines Traeckaja 25, as the building’s scale and silhouette are carefully calibrated to complement its surroundings. The structure is set back from the original building line, creating expanded pedestrian spaces and enhancing the urban environment. This thoughtful placement not only respects the historic streetscape but also preserves a mature tree within the site, demonstrating a commitment to both heritage and nature.

The facade of Traeckaja 25 is clad in handcrafted mineral brick, a nod to Grodno’s architectural legacy. This eco-friendly material, made from natural raw resources, offers both durability and aesthetic appeal. Expressive detailing and intricate brickwork lend the building a distinctive character, setting it apart from conventional commercial structures while maintaining a dialogue with its historic neighbors.

Functionality is seamlessly integrated into the design. The building’s drainage system is discreetly hidden behind the facade, with water managed through concealed trays, ensuring a clean and uncluttered exterior. The two-story structure, complete with an attic, covers a total area of 361 square meters, efficiently utilizing the compact 243-square-meter plot.

Traeckaja 25’s realization involved careful research into Grodno’s urban planning guidelines, historical modules, and regeneration plans. The project, completed between May 2023 and September 2024, overcame significant challenges, particularly the integration of the building into a tight site while preserving existing greenery. The result is a modern commercial building that enriches the historic center, earning the Silver A' Design Award in 2025 for its excellence in architectural innovation and contextual sensitivity.

Traeckaja 25 exemplifies how contemporary architecture can respectfully engage with history, offering a model for future developments in heritage-rich urban environments.
