Innovative architecture blends sustainability and biophilia in São Paulo

Nex One Park View by Rogerio Castro Conde stands as a pioneering mixed-use development in São Paulo, merging sustainable strategies, biophilic design, and urban integration to create a new city landmark.

Located on the prominent Cidade Jardim Avenue, Nex One Park View is a testament to the evolution of mixed-use architecture in Brazil’s bustling metropolis. Designed by Rogerio Castro Conde, the project is strategically positioned near Parque do Povo, Marginal Pinheiros, and Faria Lima, offering seamless access through public transportation and enhancing the urban fabric with its thoughtful integration.

The architectural concept draws inspiration from the surrounding environment, particularly the lush Parque do Povo. Biophilic elements, such as tree-lined streets and green spaces, are woven throughout the building, fostering a connection with nature and promoting well-being for occupants. The design also prioritizes accessibility, ensuring that the building is approachable and inviting for both residents and visitors.

One of the defining features of Nex One Park View is its striking tower, composed of three interconnected volumes supported by an exoskeleton. This innovative structure accommodates corporate, residential, and leisure spaces, reflecting a holistic approach to urban living. The integration of these diverse functions within a single development sets a new standard for mixed-use buildings in the region.

Sustainability is at the core of the project’s philosophy. The building incorporates advanced stormwater management systems, dedicated spaces for green vehicles, high-performance glass for energy efficiency, and water-saving technologies. These measures have earned Nex One Park View the prestigious LEED Core and Shell v4.0 certification, underscoring its commitment to environmental responsibility.

Respecting the city’s architectural heritage posed a unique challenge. The site neighbors a store designed by renowned Pritzker Prize-winning architect Paulo Mendes da Rocha. The design team carefully considered alignments, setbacks, and height restrictions to preserve the visibility and significance of this local icon, ensuring harmonious coexistence within the urban landscape.

Recognized for its excellence, Nex One Park View received the Bronze A' Design Award in 2025, celebrating its creative ingenuity and positive impact on quality of life. As construction progresses toward its 2028 completion, the project exemplifies how innovative architecture can shape the future of sustainable, vibrant cities.
