Asty Garak: Redefining High-End Compact Living

Residential Building Designed by Yongsu Lee

Asty Garak is a groundbreaking residential project that aims to revolutionize high-end compact living in Korea. Designed by renowned architect Yongsu Lee, this development overcomes the spatial limitations of existing small residential products and offers innovative functions and designs for discerning high-income consumers.

The inspiration for Asty Garak came from the site itself, located in the Garak area of Seoul. Historically prone to flooding from the Hangang River, Garak has now become a safe haven. Taking this regional characteristic into account, the elevation design of Asty Garak draws inspiration from columnar joints, creating a unique and visually striking facade. The curves and waves incorporated into the design symbolize the intangible concept of "joy," aiming to evoke a sense of delight and connection among the residents.

What sets Asty Garak apart is its focus on adaptability and aesthetics. The unit layouts are designed to be transformed according to the residents' lifestyle, offering flexibility and functionality. The finishing materials are carefully chosen to highlight the project's aesthetic perspective, ensuring a harmonious blend of form and function.

Technological innovation plays a crucial role in the realization of Asty Garak. The columnar structure is not only sustainable but also allows for future scalability and changes. The exterior is made of Glass Fiber Reinforced Concrete (GFRC), a durable material that combines concrete and glass fibers. This technology ensures the longevity of the building, with a design lifespan of 100 years. Inside the units, smart glass technology is utilized to create an open and scalable living space, breaking away from the constraints of traditional residential frameworks.

With a site area of 1,168m2 and a building height of 57m, Asty Garak comprises 187 units spread across 18 floors. The compact living concept is redefined with an average of 40 square meters of outdoor area per unit, maximizing residential comfort compared to other small residential developments.

Asty Garak is not just a residential building; it represents a new trend in high-end living in Korea. It caters to the evolving needs of the MZ generation and the increasing number of young affluent individuals who seek value consumption. By providing high-quality spaces and fostering a sense of community, Asty Garak sets a new standard for luxury living.

Construction of Asty Garak is set to begin in September 2022 and is scheduled for completion in October 2025. Located in the eastern part of Seoul, this project is at the forefront of the city's development, embodying future values and continuous progress.

The success of Asty Garak lies in its ability to overcome physical limitations, offer high-end spaces at an affordable cost, and provide economic, cultural, and artistic approaches to property value. This project has garnered positive responses from consumers, defying the challenges of the volatile real estate market and establishing itself as a pioneer in the industry.

Asty Garak has been recognized for its excellence and creativity, receiving the Bronze A' Design Award in the Architecture, Building, and Structure Design category in 2023. This prestigious award honors designs that demonstrate ingenuity, resourcefulness, and a commitment to improving quality of life through art, science, design, and technology.
