Lobby: Restoring the Glamour of Mid Century Modern Architecture

Preserving the Elegance of Morris Lapidus' Original Design

The lobby of a commercial building is often the first impression visitors have of the establishment. In the case of this project, the lobby had a rich history, having been designed by the renowned architect Morris Lapidus. However, over time, the interior had lost some of its original charm and needed to be restored to its former glory. Designer Leesa Conley took on the challenge of updating the space while preserving its mid century modern aesthetic.

The existing lobby area comprised three levels of circulation space, spanning over 4000 square feet. The central feature of the lobby was a fountain and reflecting pond in the upper lobby, with a skylight above. The perimeter of the lobby boasted a 12-foot high glass curtain wall, offering a stunning view of the Atlantic Ocean. The restoration project aimed to update the fountain and reflecting pool to a hip Miami beach vibe, while maintaining a residential lobby feel for the residents.

One of the challenges faced during the restoration was the preservation of the Honduras Mahogany floors and walls, as the wood is now extinct. The design team worked diligently to restore and repair the existing wood elements, ensuring that the lobby retained its original character. To enhance the circular motif in the architecture, curved furnishing and fixture units were designed and strategically placed throughout the space.

Lighting played a crucial role in the restoration project. Energy-efficient LED light sources were selected to meet the city's energy requirements. A LED lighting manufacturer was enlisted to develop a curved lighting design over the reflecting pond, creating a focal point in the space. Fiber optic light modules were also incorporated to add visual interest. Custom-designed LED recessed light bands were used to reinforce the circular architectural elements.

To add texture and warmth to the space, curved area rugs from Tibet were placed on the restored wood floors. Gold mosaic tile was used to embellish the columns, adding a touch of luxury. Kid leather seating provided both comfort and elegance. The result is an environment that seamlessly blends form, function, and texture, creating an innovative and functional space.

The lobby now serves as an open plan for residents to interact and enjoy an additional living room for themselves and their guests. The design successfully balances the historical significance of the original architecture with contemporary updates, creating a space that is both timeless and inviting.

The restoration project began in the spring of 2015 and was awarded construction in January of 2017. Extensive research was conducted to determine the key elements from the original design that should be preserved, including consultations with current residents and maintenance facility managers. The project received the Bronze A' Design Award in 2017, recognizing its outstanding and creatively ingenious design that authentically captures the essence of mid century modern architecture.

With a restricted budget for improvements, the design team took a creative approach, utilizing lighting effects, sculpture, and minimalism to allow the architecture to shine and be embellished. The result is a lobby that not only pays homage to its historical roots but also creates a welcoming and sophisticated atmosphere for all who enter.
